The two things that matter most. The portfolio holds what you type — it is your working record, not proof of what you own, and it should never be the basis of a sale or a legal filing. And nothing here, free or paid, is legal advice or creates an attorney–client relationship.
1. Who these terms are with
These terms are between you and MyDecimal LLC ("we", "us"), which operates MyDecimal. Using the website or the portfolio means you accept them. If you do not, do not use the service.
You must be at least 18 to use the service.
2. What the portfolio is
The portfolio is a free tool for recording and tracking mineral and royalty interests you believe you own. It keeps what you enter, shows you how it has changed, and lets you see what a figure was on any past date.
What it is not
- Not a record of title. We do not verify that you own anything. Nothing in it establishes, transfers or evidences ownership.
- Not a source of your decimal. The decimal shown is the one you typed. If it is wrong on your division order, it will be wrong here.
- Not accounting or tax records. It does not track payments, revenue or tax.
- Not a basis for a transaction. Do not sell, lease, mortgage or litigate an interest on the strength of what this application shows. Go back to your deeds, your division orders and your county records.
3. Well and operator data
Well records, operator names and identifiers come from the North Dakota Industrial Commission's and the Montana Board of Oil and Gas Conservation's public regulatory data. Neither commission warrants its accuracy or completeness, and neither do we. It may be out of date, and operator of record changes more often than published data reflects.
Coverage is North Dakota and Montana. Wells in other states will not be found.
4. Records you contribute
If you add a well or a payor that is not already on file, that record becomes part of a shared list visible to every user, because several people commonly own interests in the same well. Your interests and decimals are never shared.
By adding one you confirm you believe it to be accurate, and you grant us permission to keep and display it as shared reference data. Submissions are reviewed, and may be corrected, merged with an existing record, or declined.
Because other people's records may come to depend on a shared well or company, we may keep it even if you later close your account. It carries nothing about you.
5. Your account
Sign-in is by a link or code sent to your email, so control of that mailbox is control of the account. Keep it secure and tell us if you think someone else has reached it. You are responsible for what is done through your account.
6. Professional services
Division order review, ownership transfers, title curative, calculation assistance and owner education are described on this site. They are engaged separately, in writing, and are not part of the free portfolio. Nothing on this site is an offer or a promise to take on any particular matter.
These are not legal services. We are not a law firm and do not practise law. Using this site or engaging these services does not create an attorney–client relationship, and nothing said is legal advice or a title opinion.
Some matters require a licensed attorney — clearing a title defect that needs a new recorded instrument, drafting a conveyance, anything contested. We will say so when that is the case. We do not draft conveyances; where one is needed, the work we do is the research and assembly that an attorney would otherwise bill you for.
Nor is any of it tax, investment, or valuation advice, and nothing here is a recommendation to sell, keep, lease or buy an interest.
We give an informed professional opinion. We do not guarantee an outcome — that a decimal will be found wrong, that an operator will agree, that a suspense will be released, or that money will be recovered.
7. Acceptable use
You agree not to:
- Enter information you know to be false, or impersonate another owner.
- Attempt to reach records belonging to anyone else.
- Scrape, bulk-extract or resell the shared well and company data.
- Interfere with the service or test its security without written permission.
We may suspend or close an account that does any of these.
8. Availability
The portfolio is provided free and without any guarantee of uptime. It may be unavailable, may change, and may be discontinued. We will give reasonable notice and an opportunity to retrieve your records before discontinuing it, but you should keep your own copies of anything that matters — as you would with your division orders themselves.
9. Disclaimer and limitation of liability
The service is provided "as is" and "as available", without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, and non-infringement.
To the fullest extent the law allows, we are not liable for indirect, incidental, special, consequential or punitive damages, or for lost profits, lost royalties, or lost or inaccurate data, arising from your use of the service.
For the free portfolio, our total liability is limited to USD 100. For paid services, it is limited to the fees you paid us for the matter giving rise to the claim.
Some states do not allow certain exclusions, so parts of this may not apply to you.
10. Indemnity
You agree to indemnify us against claims arising from information you entered, records you contributed, or your use of the service in breach of these terms.
11. Governing law
These terms are governed by the laws of the State of Texas, without regard to conflict of law rules. Disputes will be brought in the state or federal courts located in Fort Bend County, Texas.
12. Changes
We may change these terms. The date at the top will change, and material changes will be noted on this page. Continuing to use the service means you accept the revised terms.
